S6/Staff member told commissioners that the draft removes a hard acreage-based prohibition on vacation rentals smaller than 2.5 acres in South County and replaces it with a discretionary review pathway. "We've changed that to say, if it's less than 2.5 rather than a hard no, that application will come before the planning commission," S6/Staff member said.
The change is intended to give the planning commission an opportunity to assess each property for compatibility rather than applying a blanket prohibition based only on parcel size. Commissioners noted that property owners who previously opposed vacation-rental permits for small parcels might welcome the additional case-by-case discretion, while others urged clear criteria for when permits should be approved or denied.
Staff said existing use permits would remain in effect and that a use-permit modification would be the typical path for operators seeking to align with the updated code.
