Planning Commission recommends multiple waivers, forwards Sporting Green Apartments plan

A multi‑firm team presented the Sporting Green Apartments final lot add‑on and land development plan to the Planning Commission on April 2. Developer representatives said the project is "252 units on 21 acres; 5 apartment buildings, a clubhouse and pool." The applicant described stormwater and grade relationships with neighboring Sam's Club property and said runoff would be routed to inlets on the Sporting Green site rather than onto adjacent property. The school district, the applicant said, "does not want a bus shelter," so the design proposes benches on a concrete pad and sidewalks to the stop.

Brad Gochnauer of Vortex Environmental described a conditional‑use related stream restoration for Hogestown Run that includes partial dam removal or repair, relocating endangered plants and removing invasive species; the restoration will require permits from the Pennsylvania Department of Environmental Protection and the U.S. Army Corps of Engineers. The applicant also plans to return to the Zoning Hearing Board on April 13 for additional setback requirements after flood‑plain changes. The commission forwarded nine waiver requests to the Board of Supervisors with recommendations for approval and forwarded the Final Plan to the Board subject to ZHB changes and staff/engineering comments.
