Staff advised the applicants to supply new maps and the plan-checklist items that are specific to this kind of development, including net and gross density numbers, septic and well locations shown on the site map, and any other material required by the town’s site-plan checklist.
“You should provide them with a copy of the site plan checklist,” a staff member told the applicants and recommended they show septic locations on the newly submitted map rather than resubmitting full septic construction plans. Board members asked for net vs gross density figures so they could judge whether the parcel qualifies for cluster development or other paths under the code.
