Community development staff recommended approval of the Sea Lazy U Ranch Lot 3A subdivision-exemption final plat to split a roughly 43-acre parcel into three subdivision-exemption lots (13.90, 8.65 and 8.5 acres) and two outright-exemption lots (6.3 and 6.12 acres). Staff noted utilities and roads exist and recommended six conditions, including clear plat language that the two outright-exemption parcels be non-developable for residential structures except for road, utility or agricultural improvements.
Rick Johnson, representing the applicant, said the owners appreciated the responsiveness of staff, the planning commission and the board and accepted the added requirement clarifying the non-developable status of the outright-exemption lots. The board voted to approve the final plat as recommended by staff.
Why this matters: the approval allows the owners to formalize parcel divisions while protecting open-space/utility designations on specific lots and aligns the platting with current utility and road infrastructure. Staff noted school‑fee adoption is pending and that recording may follow adoption of those fees.
