The Vernal City Planning Commission approved the Quail Run II preliminary plat on April 14, allowing the applicant to proceed with final platting and detailed design review.
Staff presented the proposal as an 11.2-acre, R-3 subdivision proposing approximately 132 residential units (the packet correction reduced an earlier 136-unit estimate) arranged in about 33 two-story townhome buildings. Applicant Joshua Flake described units as roughly 1,600 square feet with three bedrooms and two-and-a-half bathrooms, each with a private entrance and garage; planned amenities include two pickleball courts, a half basketball court and a clubhouse. Mr. Flake said the design will use a 50-foot right-of-way and 32-foot asphalt width for private roads and that the City Building Official reviewed the proposal for fire access compliance.
Staff confirmed the preliminary plat meets relevant code requirements and noted further review of utilities, infrastructure, and final plat details will occur before recording. The Commission voted to approve the preliminary plat; final construction will require subsequent approvals and inspections.
