The Zoning, Planning and Appeals Commission recommended approval of the variance standards in Section 155.703 to allow reduced yard setbacks for a proposed 109,200 square‑foot industrial building at 9415 Byron Street. The applicant, The Missner Group, requested reductions from the 15‑foot minimum interior side yards and a 5‑foot reduction in the required rear yard (from 15 feet to 10 feet); the motion carried 8–0.
Commissioners and staff discussed whether 10 parking stalls shown in the northwest corner of the proposed site are necessary for the project and sought clarification on the reduced east side yard area. Zoning Administrator Max Morgan and staff advised the commission during the hearing; the commission approved the variance standards after deliberation and a motion by Commissioner Flanagan, seconded by Commissioner Dindia.
The commission’s recommendation advances the variance request to the Village Board; site plan details, required parking justification, and final setback measurements will be considered as the project proceeds through the municipal review process.
