Epic Homes outlines Autumn Leaf plan: single‑story homes, maintenance district, and lot sizes

Christian Pali of Epic Homes presented the Autumn Leaf Estates design and neighborhood fit, telling the commission his family has built homes in Chico for decades and that the subdivision seeks a mid‑density balance between one‑acre county parcels and higher‑density city projects.

Pali said the project would be about "3.4 units to the acre" and described lot dimensions ranging from 62 by 125 feet to 80 by 125 feet, with single‑story homes sized roughly 1,700 to 2,600 square feet. He told commissioners Epic Homes would join a maintenance district to help fund Henshaw Park upkeep and that the developer had altered roadway and landscaping plans (including an 18‑foot light post standard and an upgraded board‑on‑board fence) to better integrate the project with neighboring properties.

The developer emphasized site conservation: one oak tree would be preserved in the parkway strip and included in the subdivision’s street design. He also noted pricing expectations — roughly low‑to‑mid‑$500,000s up to mid‑$700,000s depending on house size — and said the project team is coordinating with ongoing public works studies on sewer, storm drain and traffic.
