Commission approves CSM for Old Green Bay Road/110th Street subdivision; lots to be served by wells
Summary
Plan Commission approved a certified survey map to subdivide property at Old Green Bay Road and 110th Street into four R4 lots; staff noted sanitary sewer is available on 110th Street but water is not, so wells are required and a waiver of special assessment notice will be a condition.

The Pleasant Prairie Plan Commission approved a certified survey map (CSM) on Jan. 6 that would divide land near Old Green Bay Road and 110th Street into four urban single‑family (R4) lots, with each proposed lot meeting the R4 minimums for area and frontage.
Staff explained the proposed lot sizes and frontage — Lot 1 at about 25,324 square feet with 145 feet of frontage, and Lots 2–4 ranging between about 18,040 and 22,634 square feet with roughly 99–100 feet of frontage — and said the lots meet the R4 minimum lot area (15,000 sq. ft.) and frontage (90 ft.) requirements. Municipal sanitary sewer is available on 110th Street, but water is not; therefore the proposal anticipates individual wells for the lots and includes a condition requiring a waiver of special assessment notice and hearing for water assessments to be recorded.
The commission moved and approved the CSM and related items; staff said municipal right‑of‑way will be dedicated along 110th and Old Green Bay Road as part of the approval process.
