The Village of Shorewood voted May 12 to approve an annexation agreement and related PUD standards for Sile Road Estates, a proposed six-lot subdivision on a 7.66-acre parcel on Sile Road.
Natalie, the village planning staff member who presented the project, said the developer proposes six lots of just over one acre with more-stringent setbacks and architectural standards than the default R-1 zoning would require. "They are proposing a minimum of 50 feet" for front-yard setbacks, she said, and described required driveway turnarounds and a stormwater management easement that will be maintained by property owners and enforced through HOA covenants and a special service area if homeowners fail to perform required maintenance.
Board members discussed driveway layout, enforcement, accessory "toy barns" (structures up to 1,500 square feet, accessory to homes), landscaping and how the village will review individual building permit applications to confirm turning movements and bump-out designs. Planning staff said the public improvements include underground sanitary sewer crossings and hook-ups to an existing water main; sidewalks along all lots are proposed.
Trustee Brockman moved to approve the annexation agreement; the motion carried on roll call with one member recorded as voting no (Trustee Luciano) and the remaining members and the mayor voting yes. The board also voted to approve the ordinance annexing the lands into the village and to grant the conditional-use PUD permit, with the board waiving a second reading where permitted.
The approvals now allow the applicant to move forward with detailed building permit reviews that will confirm driveway turnaround designs and other site-level details. Planning staff said they will ensure each permit meets the PUD standards and that easements and HOA covenants are recorded to preserve maintenance obligations.
