Consultants present building-condition survey, outline $12M Phase 1 of capital project

Young and Right architectural representatives told the Eden Central School District board they completed the district's required five-year building condition survey and produced room- and system-level, floor-plan-linked data to help prioritize work. "My name is Mike McCarthy. I'm with Young and Right architectural. I'm a project manager," McCarthy said as he described the team's multi-discipline review of roofs, masonry, HVAC, plumbing and electrical systems.
The consultants identified high-priority near-term items: high-school parking lots (noted as having roughly three years of remaining useful life) and the high-school roof (assessed as unsatisfactory with less than three years remaining). They also flagged slab cracks and other issues at the bus garage and recommended a structural review before any replacement. The team said Phase 1 — described as a middle/high school roof rehabilitation and parking-lot replacement — is in SED review and carries an approximate planning budget of $12,000,000 pending final bids. "This phase is at SED right now being reviewed, and hopefully approved soon," the firm said.
The presentation emphasized that the firm’s version of the survey goes beyond the state-required form by tagging each item to a building year and floor plan, allowing the district to filter and prioritize (for example, selecting the top $10 million of work to consider for the next capital project). Consultants also noted some immediately addressed emergency repairs are already underway under the district’s current capital project.
