The Planning Board approved a private way application to create a new building lot for Mary Peterson, accepting the plan prepared by Joseph L. Stanley (POS 2453, plan dated 05/21/2026). Joe Stanley (speaker 4), representing the applicant, described a 546-foot private way with a 24-by-24-foot hammerhead turnaround to accommodate emergency vehicles and a 16-foot travel width with a 3-foot shoulder.
Chair read required conditions into the record: the private-way plan must be recorded at the county registry of deeds within 90 days; the applicant must begin construction within one year of approval and complete the work by 05/26/2028; the road commissioner must inspect granular milestones (grub-out, pre-base, base and final top coat); and a road/drainage maintenance agreement must be recorded. The board took a motion to approve the private way with those stated conditions and signed plan pages during the meeting.
Board members emphasized that the road remains private (the town will not maintain it) and future lot divisions using the private way require prior Planning Board approval. The approval includes the standard inspection and recording conditions needed to move the project forward.
