Manuel Rojo, who identified himself as an owner with Firefox Homes, described materials and said "HVAC will be located on top of the roof. If the unit cannot be on top of the roof, we'll parapet the side so it's not visible." Commissioners asked that the HVAC be either placed to the side (a split unit) or concealed behind a raised parapet to keep mechanical equipment from the public view. The motion to approve with that condition passed by voice vote.
Staff reminded applicants that new construction in the Mission Trail Historic District should be differentiated from historic structures while remaining compatible in scale, proportion, and materials; the applicant said the house would use stucco finish, TPO roofing, and the specified color and trim details and would comply with the parapet/HVAC guidance.
