One of the most contested technical issues during the Sprouts review was how to manage deliveries and avoid truck traffic spilling into the residential blocks behind the shopping center.
Staff proposed a delivery window as a condition: "We have asked to limit the deliveries from between 7AM and 7PM as 1 of our conditions," Mark Alvarez told the board. The applicant urged flexibility, saying earlier deliveries reduce conflicts and that loading happens inside an enclosed dock: "I would just ask that we, refrain from, imposing any, restrictions," Josh Gelsman said.
The traffic consultant provided concrete estimates the board relied on in weighing the options: "The introduction of the sprouts ... would be expected to result in an additional 28, net new AM peak hour trips and 45 net new PM peak hour trips," Corey Dorman said, adding the project will require an FDOT access permit and a traffic study that could consider signal timing at US 1 and 62nd Avenue. Board members suggested removing one or two parking stalls near the 62nd Avenue entrance and directed the applicant to work with staff to refine loading operations and driveway geometry.
