Applicant says Miami‑Dade rejected full road dedication; 25‑ft easement proposed

During discussion of the subdivision at 6240 SW 65th Avenue, applicant consultant Sergio Porinos and property owner Jerry Aguirre described conversations with Miami‑Dade County staff about dedicating a full public right‑of‑way. Porinos said county staff, represented in correspondence by Raul Pino, indicated the county would not support a full dedication for this location and that an ingress/egress easement of 25 feet was an acceptable alternative.
Jerry Aguirre elaborated that prior abandoned roadways nearby and the need to route around other private property create a geometry that would produce two sharp 90‑degree turns if a full connection were forced. “The county was not willing to go ahead with the dedication because the street does not go straight through,” Aguirre said, adding that the county’s concern was feasibility rather than a policy prohibition.
Board members treated the county’s position as a material constraint on how the plat can be designed. The applicant plans to proceed with the 25‑foot private easement; staff and the board noted that questions about maintenance, trash pickup and detailed turning radii will be resolved through the county t‑plat process and subsequent site plan and public‑works reviews.
