"The site includes 84 tree, 84 trees and palms throughout the size and they're noted on the tree list," staff said during the presentation and noted that the applicant must file for tree removal before permits.
Applicant and owner Alex Sontayo described the home as a five‑bedroom, 5.5‑bath two‑story residence with a front garage, pool and optional flat roof area planned for future solar panels. Board members had mostly design and coordination questions about utilities and landscaping; staff and the applicant confirmed the property will connect to sewer and that the landscape plan shows 17 trees in total (5 existing, 12 new) to meet code requirements. The board voted to approve the design with staff conditions and member comments.
