The Design Review Board voted to approve the tentative plat (PBDash2025‑010) for DNA 2012 LLC’s proposal to subdivide 6240 Southwest 65th Avenue into three single‑family lots, subject to the conditions discussed during the hearing.
Marcus Lightfoot presented staff’s recommendation to approve the tentative plat alongside the variance request, noting the project must comply with tree retention (50% canopy), avoid removal of specimen trees without mitigation, and resolve encroachments shown on the conceptual plan before final plat submission. “There are a couple of things that they need to pay attention to…we have provision regarding trees…you can’t remove specimen trees,” Lightfoot said.
Applicant representative Sergio Porinos and property owner Jerry Aguirre said the proposed lots meet area and bulk requirements, and that the applicant will work with an arborist when needed. The board asked for corrected frontages to match the variance and for the owner’s affidavit confirming no restrictive covenants. The motion to approve the tentative plat, with staff’s recommendations and the board conditions, passed on a roll call vote.
If the commission approves the tentative plat and variance, the plat will proceed to Miami‑Dade County’s plat committee for county review before the city records it.
