Council approves Royal Gorge Cycles special review use for 227 Main Street

Cañon City Council voted unanimously Aug. 3 to approve a special review use allowing Royal Gorge Cycles to locate at 227 Main Street.
City Administrator Ryan Stevens told the council that the city’s Unified Development Code treats sales of motorcycles, all-terrain vehicles, snowmobiles and personal watercraft in the Central Business District as a discretionary special review use that requires public hearings. Staff recommended approval with conditions, saying the proposal complies with the UDC’s special review criteria and that planning commission had forwarded the application on a unanimous vote. "Staff recommends that city council approve the use by special review to allow the Royal Gorge Cycles to locate at 227 Main Street," Stevens said.
Applicant Greg Dorito said he had no substantive changes to report and was prepared to answer questions. The council discussed pedestrian compatibility and the code’s use-specific standards, which require indoor storage, prohibit outdoor display and prohibit on-site servicing. Council member Maloney moved to adopt Resolution 10, Series 2026 by title only; the motion was seconded and the resolution passed unanimously. Mayor Lund congratulated Dorito and said the use will fill a long-vacant downtown storefront.
The approval allows Royal Gorge Cycles to operate under the conditions discussed; any future change (for example, outdoor display or servicing) would require separate review under the UDC.
