City real estate specialist Kate Gordon described a negotiated purchase for a 10.98-acre parcel along Treeline Avenue, including a 7.54-acre usable portion that would complement recently acquired Arborwood parkland. Gordon outlined valuation history: the seller listed the property at $6,560,000, the city initially offered $2,500,000 and later increased offers, and the seller's final counter was $3,750,000. "This 1 is not a donation. This 1 we would be acquiring," Gordon said during the presentation.
Staff noted the parcel is currently in county jurisdiction and would be annexed into the city (Ward 6) if acquired. Gordon recommended placing a green sheet and authorization to advertise on the near-term council agenda for a public hearing and potential closing in mid-January 2026 if approved.
