Board defers Parker's Kitchen gas-station request after residents raise traffic and buffer concerns

The Horry County Zoning Board deferred consideration of Parker's Kitchen's proposed convenience store and gas station at 2993 and 3001 Highway 544 after finding the submitted site plans and landscaping exhibits inconsistent and incomplete.
Daniel Ben Israel, Parker's Kitchen real-estate manager, told the board the applicant had already modified the request to meet the rear yard buffer requirement and asked relief only for foundation-planting areas on three sides of the building because they need larger drive-aisles for circulation and fuel-truck access. Engineer Brandon Shreeves said the proposed drive-aisle widths were to improve life- and fire-safety circulation and fuel-truck maneuvering. "We figured out a way to comply with the yard buffer requirements," Ben Israel said, announcing the withdrawn item.
Residents speaking during public comment urged the board to examine access and safety: John Burchill, who lives in the Carolina Lakes subdivision, said the plan appears to rely on a single entrance and exit and highlighted traffic concerns for about 550 homes in his neighborhood. Board members and staff concluded the packet contained conflicting plan versions and agreed to defer the matter so the applicant can return with accurate drawings and clearer landscaping and access strategies; the board set a tentative return date of Aug. 11.
