Horry County zoning officials approved a three-foot setback variance for a screen enclosure at 6312 Chatterton Circle following a staff presentation and brief comments from the applicant.
Pam, the county planner, explained staff's recommendation and that the enclosure would be 17 feet from the rear property line instead of the required 20. Applicant James Timothy Derry told the board the structure is a screen-only lanai — "Nothing more," he said — and that the homeowners association had provided a letter of approval. No neighbors objected at the hearing.
A motion to grant the variance with the conditions recommended by staff passed on a roll-call vote. The approval allows the homeowner to complete the enclosure and obtain the necessary permits, subject to the board's standard conditions.
