The Horry County Zoning Board on June 11 approved a five-foot lot-width variance to allow Lot 4B at 9503 Freewoods Road to be created from a one-acre parcel.
Pam, a county staff member who presented the case, said the MSF-20 zoning district requires a 90-foot lot width measured at the 40-foot building setback line and that the proposed Lot 4B measures only 85 feet at that line. Benjamin Richardson The 3rd, the applicant's brother and the resident on Lot 4A, told the board the property had been grandfathered for years and the family resurveyed the land, creating the technical shortfall. "I had my mobile home there for over 20 something years," Richardson said, explaining why the family is seeking the split.
Staff recommended standard conditions if the board found the five-foot variance consistent with the ordinance. Board members asked whether additional homes could be placed on either lot; staff answered that MSF-20 allows only one home per lot without rezoning. The board moved to approve the variance, and the chair said a board order would be available the following day.
The decision lets the applicant record the subdivided parcel and proceed with permitting, subject to the usual recording and permitting steps. No members of the public spoke against the request.
