The Horry County Planning Commission voted July 3 to approve a future land use amendment and rezoning request from Earthworks Intracoastal Homes LLC to permit 17 single-family homes on a 13.38-acre portion along Clay Hill Road and Lundy Shortcut Road in Galvants Ferry.
Planning staff said the proposal would change the future land use designation from rural to rural communities for the parcel and rezone the site to MSF 14.5, allowing stick-built or manufactured homes. Staff noted the property contains approximately 2.06 acres of wetlands, is not in a flood zone, and would provide two access points. Dan Park of Earthworks Group identified himself as the applicant and said the plan "fits in this area," noting nearby mobile home parks and existing SF-10 zoning that had been rezoned previously.
No members of the public spoke in opposition during the public input period. Staff recommended approval for both the future land use amendment and the rezoning, and the commission moved, seconded and approved the motions on both items. The applicant said the proposed lots are slightly larger than nearby SF-10 lots to better match neighborhood context.
