The Village of Hewlett Neck Board of Trustees adopted a zoning amendment on Dec. 13, 2024 that revises the definition of “story” and changes how building and structure footprints are calculated. Mayor Moshe Blinder moved to adopt Proposed Bill HN-24-06; Deputy Mayor Isaac Showman seconded the motion, which carried unanimously.
The adoption followed the Board’s SEQRA (State Environmental Quality Review Act) determination that the proposal is an Unlisted Action and that the Board is the lead agency. The Board recorded findings considering air and water quality, noise, vegetation, habitat, historic resources, traffic, drainage and cumulative impacts and concluded “no further environmental review is required.” The measure was filed as Local Law HN-6 of 2024 with the New York Secretary of State per the Board’s directions.
Why it matters: the change alters how building massing is measured under Chapter 195 (Zoning), a technical and regulatory adjustment that will affect future permit reviews and design compliance for properties in the village. The action was taken during a public hearing that produced no public comments and was approved unanimously.
