Town manager Matt briefed the commission on active development conversations affecting town water infrastructure and potential subdivisions. He described a Coastal Residences parcel near the airstrip and explained that the proposed connections depend on creating a water loop: "All water systems in a system like that have to be in a loop. Just it's just the way it works." He said the town's existing 12-inch line could be routed near Taylor Bank to provide the needed loop and allow connections to new parcels.
Matt said the developer proposes single-family houses on small parcels outside town limits tied to the same water infrastructure, and he warned that some proposed routing choices would not meet loop requirements unless the line were extended and connected differently. He framed the update as informational — no approvals were required from the commission at this stage — and said staff will monitor applications and zoning changes as they are submitted.
Commissioners asked clarifying questions about whether the parcels were inside town limits, contingencies for purchase contracts, and whether sidewalk and subdivision requirements would be triggered by a 4+ parcel subdivision. Matt said developers would need to submit applications and that zoning changes (for multi-unit projects) would clarify location and design.
