The Avon BZA approved variances to allow a pool, its equipment pad and a backyard fence within a drainage easement at 3120 Woodstone Lane.
Joe Schill of Green Impressions Landscape, representing Todd and Gwen Trautner, explained that the subdivision’s 10-foot drainage easement near the rear of the lot constrained placement of pool equipment and the fence. The pool equipment pad (approximately 4 ft. by 7 ft.) and piping were described as extending slightly into the easement to meet code-required clearances from windows and porches; landscaping screening was proposed as mitigation.
Board members noted the common nature of such requests and approved both a fence-in-easement and a 3-foot concrete pad encroachment (motions recorded as unanimous "AYES"). Acting Law Director Thomas Stringer and staff said the applicants must sign an easement affidavit for recording with the Lorain County Auditor that confirms the homeowner accepts financial responsibility if easement access later requires removal and replacement of improvements.
