The Avon Planning Commission voted June 17 to approve a lot split that will place Avon Church of God (37445 Detroit Road) and an adjacent residential home (37447 Detroit Road) on separate parcels. The action formalizes a division that appears to have been initiated in the 1970s but never completed at the City level.
Trustee Ross DiGiorgio told the Commission his title company could not provide clear title because the parcels carried separate parcel numbers but a single legal description. Planning Coordinator Pam Fechter said an earlier partial split left an overlap with the church building and that staff requested an adjustment; the corrected map leaves both lots technically nonconforming. Law Director John Gasior said deed restrictions will be required so the lots cannot be rebuilt if a structure is destroyed and noted prospective buyers could consolidate both lots later if desired.
Approval was contingent on the applicant receiving a variance from the Board of Zoning Appeals to address nonconforming status and on the Law Director’s review of deed restriction language. The minutes record the motion as approved with "AYES" all.
