Residents, advocates urge 8–10 story allowance in public comment at Essex Junction hearing

During the public comment period, several speakers urged the Planning Commission to allow taller buildings—up to 8–10 stories in places—to increase housing supply and unlock development feasibility.
"Something that occurred to me during this conversation is how good the view would be from the 10th story at 5 Corners," said Luke Brockmire, a member of the public. Jack Evans, representing Local Motion, said the incremental visual impact would be modest compared with the affordability and transit benefits of added height. "If a project is either not going to happen or can happen with the assistance of an additional story or two, I think that makes much more of an impact on affordability and housing," he said.
Other commenters living in Essex Junction also supported higher allowances to reach housing targets and to support transit ridership. Representatives from housing advocacy groups connecting regional housing policy urged the commission to consider the regionwide implications of corridor‑level upzoning.
Commissioners thanked speakers and said their feedback will be considered as staff and consultants refine the plan and the forthcoming code amendments.
