After extensive debate over massing and neighbor impacts, commission approves revised Caperton design and renders variances moot
Summary
Owners and architects presented a revised second‑story plan for 126 Caperton Avenue. The commission conducted an extended hearing on a two‑story addition at 126 Caperton Avenue, where owner testimony, multiple architectural presenters and neighbor comments filled much of the evening. Owner Claire and co‑owner Yuan Jie described outreach to adjacent neighbors and multiple iterations of the design intended to set the second story back and reduce view and light impacts. Architect Robert Kelly argued the proposed design and variance are necessary to allow the house to be used like surrounding two‑story homes.
Neighbors and a retained architect (George Myers) spoke about potential light and privacy impacts; commissioners expressed mixed views on whether raising a particular section of roof achieved the intended balance. After significant deliberation the commission approved a revised front‑elevation design dated 09/22/2025 with 19 conditions of approval; commissioners then moved that the variance applications be denied as moot because the approved design no longer requires variances. The motions passed by roll call.
