Design firm Hanno Moco presented the proposal and said the front addition is approximately 483 square feet and set behind the garage roof; the team lowered the downstairs floor two feet to reduce the addition's above‑grade height. The project includes windows, a trellis and brick garage foundation detail; the team proposed hand excavation and foundation detailing to protect a large magnolia tree. The applicant also showed plans for heat‑pump placement and a screened equipment area.
Commissioners and neighbors discussed privacy, sight lines, and construction‑period management. The commission approved the application with 21 conditions, including screening for mechanical equipment, preservation measures for the magnolia and a construction‑management plan to address staging and parking during work.
