The project requires variances because the carport eave extends beyond the code'allowed 36 inches and the structure encroaches slightly into the front and side yard setbacks. Harvey said the kit length and gate clearance constrained placement.
Commissioners examined neighborhood precedent, eave and roof slope compatibility, tree protection and the visual effect from the street. Chair DeJodia and others noted the revised shed plane is visually compatible with a neighboring roofline and that the Japanese maple in front will be preserved. After discussing cladding details and a set of five conditions (including materials and construction controls), the commissioners approved the variances and design review by roll call.
