Trustees set building-height limit at 48 feet, leave density question for public hearing

Trustees spent several hours debating density rules for B1, options ranged from keeping a 2,500-square-foot minimum to lowering to 1,250 or 850, or removing the lot-size minimum entirely and instead setting minimum dwelling-unit sizes (for example, studio 600 sq ft, one-bedroom 750 sq ft). Planning staff cautioned that realistic buildable density would be much lower once parking, setbacks, stormwater and water/sewer capacity are accounted for.
On the narrower policy question of building height, trustees adopted motions to set a 48-foot maximum in the B1 district and to align B2 with the same 48-foot maximum; roll-call votes were recorded for both actions. The board requested additional engineering analysis on sewer and water capacity, stormwater management, and parking impacts before adopting a final square-foot/density number.
