The commission voted 9-0 to recommend approval of Z-7833, a rezoning requested by Landon Brown to change a property south of the southeast corner of East 51st Street South and South Delaware Place from RS-2 to CG with an optional development plan. The ODP restricts certain CG uses, limits maximum building height to 35 feet, requires a larger setback from South Delaware Place and sets signage rules that prohibit dynamic displays.
The rezoning was considered together with CPA-123, a staff‑recommended comprehensive plan amendment to change the land-use designation from Neighborhood to Multiple Use for approximately 0.46 acres. The applicant answered the staff question about changed conditions with, “They have not,” and staff nonetheless recommended the amendment based on adjacency to existing Multiple Use areas and an electrical substation immediately to the south. The commission approved both the rezoning and the plan amendment 9-0; both recommendations will be forwarded to City Council.
