The Commission approved The Reserve on 64 preliminary plat — a 29.65-acre subdivision proposing 34 lots of approximately 0.52 acres each — contingent on TAC and County conditions. Applicant Preston Bartley (Westwood PS) and staff reviewed TAC comments emphasizing the Oklahoma Department of Transportation's jurisdiction over State Highway 64 and the need for an ODOT letter regarding street connections and stormwater discharge, right-of-way research and dedication along 157th E Ave, required detention (post-development runoff must not exceed pre-development rates), and utility release letters prior to final plat approval.
Commissioner Craddock moved to approve the preliminary plat per staff recommendation; Commissioner Shivel seconded and the motion passed 7-0-0. The minutes note that Tulsa County release is required prior to final plat approval and that certain drainage easements and right-of-way issues must be addressed.
