The Commission recommended approval of CZ‑571 (rezoning from AG to RE) and the related PUD‑874 for property south of E. 183rd St. S. and S. 129th E. Ave. The vote was 8-2-0, with Commissioners Bulmash and Humphrey recorded as voting nay.
Applicant Preston Bartley (Westwood Professional Services) and Kevin Maevers (Robson Companies) described the proposal as residential estate lots served by public water and private/septic infrastructure; they said they will coordinate with the City of Bixby and prepare infrastructure plans during the platting process. Multiple nearby residents urged denial or a continuance, citing low water pressure (including a booster pump the applicant said would be addressed in future improvements), potential septic failures, stormwater/runoff and school capacity. Staff advised that technical infrastructure and plat approvals are part of the subsequent subdivision/plat process and will be subject to engineering review before final plat approval.
The Commission’s recommendation notes conditions and the expectation that infrastructure and engineering will be addressed during the plat and IDP review process.
