The Tulsa Metropolitan Area Planning Commission voted unanimously to recommend approval of a major amendment to PUD-286-B, which would add low‑impact manufacturing and other employment uses to the PUD’s permitted list.
Staff described the amendment as consistent with the property’s Employment land use designation and said all industrial activities would be required to occur within enclosed buildings with prohibitions on off‑site impacts such as noise, odors and dust. The PUD text sets a maximum building floor area of 45,000 square feet and requires three parking spaces per 1,000 square feet of building area; other standards address signage, landscaping and a 1‑story height limit not to exceed 20 feet. The Commission voted 10-0 to recommend approval, with the motion made by Commissioner Craddock and seconded by Commissioner Shivel.
Applicant material noted the property’s zoning history dating to the early 1980s; no speakers opposed the amendment during the hearing.
