Kevin Wells, managing member of Overst Line LLC, presented his plan to subdivide a 225‑foot property in the Brightwaters neighborhood into two zoning‑compliant residential lots — a 125‑foot lot for his planned house and a remaining 100‑foot lot for possible future family use.
“My name is Kevin Wells. I'm the managing member of Overst Line LLC,” the applicant told the board and residents and said the plan had been reviewed by the building inspector, the planning board and the village engineer, who confirmed sewer availability and incorporated three‑inch rainstorm runoff accommodations on the plan. The building inspector also said both proposed lots meet village requirements.
Trustees moved to approve the subdivision, the motion was seconded and the board voted by voice vote to permit the two new lots at 103 Concourse West. No variances for the lot splits were required; the inspector noted the building itself may need future variances if proposed construction differs from the current plan.
