He said the applicant's entrance measures roughly 140 feet from the nearby residential district boundary as measured on GIS, creating a need for a variance.
Board members noted that the need for a variance arises from the use-type (indoor recreation), not strictly from the building footprint itself; similar retail uses are subject to different standards. The applicant and her advisers asked the board to include the required waivers/variances in the approval package; the board confirmed it intends to approve the application "subject to the conditions and waivers" and staff will confirm required variances in follow-up paperwork.
