Planner Sabrina Seamon presented REZN‑3187, a request from property owner Abdull Alghamdi to rezone parcels at 1810 and 1812 Ivy Lane (parcel IDs 0320251 F 03501 and 0320251 F 03500) from Local Business (LB) to Intermediate Business (IB). Seamon told the commission the applicant intends to lease the building at 1812 Ivy Lane to a third party to operate an autobody shop; "autobody shops fall under the category of Vehicle Repair Facility, which is not a permitted use in the Local Business Districts (LB), but would be permitted as a Use on Review in the Intermediate Business Districts (IB)," she said.
Seamon noted that the applicant also owns adjacent IB‑zoned parcels along Buffalo Trail and that aerial photos back to 1992 show portions of the subject parcels historically used for overflow or storage tied to Twin City Motors at 1865 Buffalo Trail. She said staff does not oppose the rezoning and asked the Planning Commission to forward the request to the Morristown City Council for approval. Commissioner Jake Stokely moved to approve the rezoning; Secretary Roni Snyder seconded. Voting was reported as 9 yes, 0 no and the motion carried.
