Staff presented the PUD application for The Ridges, describing its unit mix and site program. "This development consists of 16 buildings with three bedrooms and 34 buildings with two bedrooms on 11 acres. Thus, it has 48 three bedrooms units and 68 two bedrooms units for a total of 116 residential units for an overall density of 10.5 units per acre which is less than the maximum of 12 that is permitted at this location," the minutes state. The plan's amenities listed by staff included a pool with a pavilion, fitness center, playground and a coffee shop.
Commissioner Jake Stokely moved to approve the planned unit development and Commissioner Ventrus Norfolk seconded. The motion passed by unanimous vote (8–0). The commission relied on staff findings that the plan complied with applicable provisions of the Morristown Zoning Ordinance, including density limits.
