Town staff said the regional FEMA mitigation study for five counties should be complete and that once FEMA redraws flood maps some homeowners who carry mortgage-required flood insurance could be relieved from that requirement. Several residents have asked the town about the status because current flood-insurance premiums are high for many mortgage holders.
One participant characterized the insurance system bluntly: “Your policy, it’s a government scam,” a comment made during a larger conversation about the perceived mismatch between local wildfire risk and federally required flood insurance. Staff emphasized the town needs to verify whether FEMA’s study is finished and to follow up with the agency to get maps formally redrawn; that redraw is what would allow some homeowners to drop mortgage-required flood coverage.
The council asked staff to contact the FEMA point of contact provided in recent materials and to report back with confirmation of the study status and whether mapping updates will change insurance requirements for local homeowners.
