City tells Sherrill Plaza owner to remove or seek variance for U-Haul trucks in C-1 zone

City staff reported on March 23 that U-Haul trucks and trailers parked at the privately owned Sherrill Plaza on Sherrill Road are not an explicitly allowed use in the city's C-1 (commercial) zoning classification.
"That is private property. It's not owned or maintained by the city of Sherrill," the city official said, adding the planning board reviewed the use and recommended it "shouldn't be an allowed use in a C-1." Staff and the codes officer sent a letter to the property owner advising them of the finding and giving the owner time to remove the trucks or to apply for a use variance to the zoning board.
The city official said zoning rules do not regulate aesthetics and the city's enforcement authority is limited to the zoning and property-maintenance codes. Whether the zoning board will grant a variance remains to be determined.
Staff said this followed a planning-board interpretation and that the matter will proceed through the variance process if the owner applies.
