The Wayne County Planning Board voted May 27 to approve the Stonebrook Estates subdivision in the Town of Walworth, a proposal to divide a 3.71-acre parcel into five residential lots. Don Lewis of D.H. Lewis Engineering described a shared private drive for four lots and a separate driveway for one lot, town water connections for all five properties, and a drainage plan using a 24" (and referenced 36") pipe to direct runoff to an existing relief pond. "The subdivision would also provide necessary drainage and septic access relief for the daycare on the property next door due to the lack of sewer lines available previously," Lewis said.
Board members probed technical details: Mr. Peters and others asked about runoff acreage and elevation change (Lewis stated a 533" elevation change), Mr. Guthrie confirmed the private drive will be approximately 400' and the nearest hydrant roughly 550', and Mr. Burns noted a maximum allowed spacing of 600' between hydrants. The board approved both the final subdivision and the associated site plan; votes on both actions recorded 11 ayes, 0 nays and one abstention by Ms. Marini.
