Hasbrouck Heights Land Use Board: court upholds prior denial; Starbucks hearing postponed

The Hasbrouck Heights Land Use Board met Wednesday, April 2, 2025, at Council Chambers, 320 Boulevard. Joseph Rotolo, the board attorney, told the panel that "The Judge's 38 page opinion upheld the Land Use Board's denial on the subdivision application," referring to Puzino v. Hasbrouck Heights Planning Board about 120 Jefferson Avenue. The board also approved two resolutions and postponed a Starbucks site-plan hearing because of a defect in the applicant's notice of publication.
Kenneth Hampel moved to approve Resolution PB25-01 (Ventzislav Orachev, 210 Bell Avenue) "as written," a motion seconded by Councilman C. Blum; the record shows the item was approved. Hampel later moved approval of Resolution PB25-02 for First Reformed Church at 264 Washington Place, seconded by Mayor Ron Kistner; that resolution was also recorded as approved. The agenda item for PB25-03 (Starbucks, 5 Route 17 South) was not heard after the board determined the notice of publication was defective; the board instructed that a new notice be issued for a May 7, 2025 hearing. The meeting concluded with no further business and adjournment by unanimous vote.
