The Hasbrouck Heights Land Use Board on March 5, 2025 approved an application by First Reform Church to subdivide the property at 265 Washington Place (Block 46, Lot 34) into two lots measuring 65 by 144 feet and 85 by 144 feet. Malcolm McPherson, Esq., represented the applicant and Stacy Kuhl (Vice President of First Reform Church) described the proposal. The minutes record the site as 21,600 square feet and state the existing two structures will remain in place; the subdivision requires variances for pre-existing front-yard setbacks (24.7 feet and 11.2 feet where 25 feet is required).
Kathy Kelly (303 Washington) said she had no objection but asked whether the residential structure would change and raised concerns about prior flooding at the location. Albert Cupo moved to approve the application as submitted; Kenneth Hampel seconded. The board voted unanimously to approve the subdivision as presented.
