The Borough of Hasbrouck Heights Land Use Board on March 5, 2025 approved application PB-25-01 filed by Ventzislav Orachev for property at 210 Bell Avenue (Block 83, Lot 30). The applicant asked for hardship variance relief under N.J.S.40:55D-70c(1) to permit an open front porch and new steps resulting in a 21.25-foot front-yard setback where the zoning ordinance requires 30 feet. The minutes note the existing structure already has a nonconforming front-yard setback of 29.3 feet and that the applicant is renovating the home for his own use.
Peter Liu (211 Paterson) stated he did not object to the request but asked for clarification about an approved rear deck. Mayor Ron Kistner moved to approve the application as submitted; Marlene Verrastro seconded. The application was approved by roll-call vote with no recorded opposition.
