Commissioners and planning staff examined whether a 7,200-square-foot minimum lot standard would create unintended non-buildable parcels once setbacks and width requirements are applied. S5 walked the group through a quick calculation, noting, “Take 85 times 60, and you're at 5,100 square feet,” and observed that the resulting footprint may not meet buildability criteria without variances.
Staff (S1) said the county’s lot-splitting and BLA (boundary line adjustment) process usually requires an exhibit showing each proposed lot is buildable and that variances can be applied where needed. Commissioners asked staff to produce an inventory of parcels between roughly 5,100 and 7,200 sq ft and to flag areas within incorporated towns versus unincorporated county lands where existing septic or lot-shape constraints are more common.
