Director reports large development pipeline; Gehring Park and Dearing Park lead projects

In the director's report staff told the board the city is reviewing Gehring Park as an early phase of major new development and expects several phased batches over the coming years. "We are reviewing Gehring Park, as the first 2,100 units out there and about 850,000 square feet of industrial and commercial," the director reported, and added the city has more than two dozen commercial site plans and roughly 16 subdivisions under review.
Staff also said the department is actively recruiting for a senior planner, planning technician, development engineer, review engineer and a city engineer, and expects many of the identified projects to move into construction in the next year. Board members asked about infrastructure triggers such as when growth would require a new fire station and staff said such needs are tied to adopted levels of service and impact-fee revenue.
