County approves five‑unit Ridgeview townhomes with variances and conditions

The board approved a preliminary plat for a five‑unit townhome project near County Road 804 (behind Safeway) after staff and the applicant addressed planning commission concerns about parking, rooftop decks and access.

Chris Manguso said the project had undergone three planning commission meetings and now complies with regulations after design changes: removal of roof decks, lowering building height to 30 feet, and modified parking layouts that maintain required covered spaces while adding at least one outside space for deliveries. Brian Garrett, project manager for the applicant, described pavement, a gravel staging pad for emergency vehicles and underground electrical work added at the fire department’s request.

The board approved the preliminary plat and two variances — a reduced driveway separation and a narrower approach — and included five conditions such as adding a snow‑storage easement to allow county snow operations to maintain a fire staging area.
