The Calvert County Board of Appeals took the following formal actions on March 6, 2025:
1) Case BLA244206 — Michael and Anna Cox: The board closed the record and granted a critical-area variance permitting the addition of porches to a single-family dwelling at 5464 Sixes Road. The board found that the variance would not injure the public interest and that mitigation and standard permitting conditions should be satisfied. The motion passed unanimously.
2) Case 25-4214 — SHA Capital Partners / COA Barrett: The board closed the record and granted a forest-conservation variance to remove 38 specimen trees at 25 Armory Road to construct an assisted-living/memory-care facility and 10 duplex cottages. The board’s findings cited constrained buildable area, iterative redesigns to limit disturbance, and proposed forest-conservation easement(s) and stormwater measures; the motion passed unanimously. Both approvals were explicitly made contingent on meeting all county permitting requirements; written orders and findings will be issued according to board procedures.
