Variance approved for small front addition in Chesapeake Ranch Estates cul‑de‑sac
Summary
The board granted a variance to allow an 11×24 front addition that will extend a 1977 house to 8 feet from the right‑of‑way at 1147 Monterey Road; the applicant said the change avoids rear stream and Bay buffers and meets health‑department septic requirements.

The Board of Appeals unanimously granted a variance Feb. 6 to allow an 11×24 front addition at 1147 Monterey Road, Lusby, after Jeffrey Toole and property owner Richard Ballard explained the house — built in 1977 — sits close to the recorded front building restriction arc in a cul‑de‑sac. Toole said the addition targets the house’s closest point on the arc so the project avoids sensitive rear buffers and steep slopes and complies with health‑department septic requirements.
Toole summarized the application: "The proposal before the board this morning for this particular case is just to add a, a small addition on the front of an existing house." Board members said adjacent owners provided letters of support, the lot’s steep slopes and rear buffers constrained buildable area, and the requested adjustment was minimal and necessary. The board closed the record, moved to grant the variance and recorded a unanimous vote in favor. A written order will follow under the board’s 45‑day schedule.
Next steps: applicant to pursue building permits and any required off‑street parking adjustments with the Chesapeake Ranch Estates association.
